Details of letters sent to various members of the Tynemouth Bage Family with regard to land left in the name of Margaret B Bumpas (nee Bage)

(Letter dated March 21, 1973 from a Solicitor in Memphis, Tennessee to relatives of Margaret)

Mrs Margaret B. Bumpas died on March 16, 1970 in Memphis, Shelby County, Tennessee and she was married to Mr. Jesse W. Bumpas, Sr. During their marriage they purchased a lot in Memphis and placed the title in Mrs. Bumpas' name. In order to clear the title and put in Mr. Bumpas' name, please sign the enclosed Quit Claim Deed before a Notary Public and return it to me.

I have in escrow $20.00 and I will forward it to you. We are sending identical letters to the following persons relative to this property.

Robert Buston, Elizabeth Davison Kemp (nee Buston), Fred Smith Buston, Arthur William Buston, Irene Pickering (nee Buston), Marjorie Buston, Harriet Buston, Harriet Atkinson (nee Bage), George Robert Bage, Ralph Bage, Florie McKinnon (nee Bage), James Frederick Bage, William Winfield Bage.

                                                               signed, etc.

(Letter dated May 14, 1973 from a Solicitor in North Shields, Northumberland to one of the interested parties)

Margaret B. Bumpas deceased

We have today received a letter from the Lawyers in Memphis in reply to our letter. They write that as it now stands each of you owns an interest in the property and unless you sign the Deed to Mr. Bumpas the Title will not be in his name, that is (quoting the American Lawyers letter) "but rather partially in his name and partially in theirs". They inform us that "the size of the lot is 50 feet by 196 feet and its current valuation, according to the tax records, is $1,000.00". They state that the "personal estate passed to Mr Bumpas under the law of Tennessee".

We presume that this refers to her cash, shares, personal effects etc., as opposed to interests in land and buildings which are described as real estate.

As regards the promised payment of 20 dollars they write "The $1.00 figure was used in the Deed as it meets the legal requirements, however, $20.00., is the sum that will be sent to each of the parties".

Finally they offer to pay for the costs of the Notary Public if you will all agree to sign the Quit Claim Deeds.

We must confess that we are not yet satisfied by these replies. It seems that you and your relatives must own a certain fixed proportion of the real estate, but the American Lawyers are careful to avoid disclosing what that proportion is. Furthermore, if we accept their figures for the valuation of the land it appears to amount to $1.00. per square yard which seems a very low price.

As there are 14 of you they are offering to send you a total of £280.00. or to put it another way, 28% of the value of the land. We think that you should have an explanation of how these figures have been arrived at.
